Terms and Conditions

A summary of terms and conditions are set out below. Click on the links below for full terms and conditions for booking which we ask you to sign to confirm the booking.

Arrival and Departure: Arrival is usually from 3 p.m on day of booking and depature is 10 a.m on the final day. Other arrangements may be possible with prior agreement of the owners.

Hidden Extras:  There aren't any - Gas, Electricity, Towels, Linen, Travel Cot and High Chair are all included. Pre and post arrival cleaning also takes place but we do ask that you leave the house in a tidy state with bins emptied and recycling taken to the on-site recylcing bins. Free, unlimited access to the Spa is also included but please bring your own swimming towels.

Payment: 25% deposit and returned booking form to confirm booking. Final payment plus £200 refundable damage deposit due two calendar months before your holiday.

Pets:  We are afraid that we do not accept pets.

Smoking: This is a strictly no smoking house including the balcony

Lower Mill Estate is a private nature reserve and guests are asked to respect the tranquility of the Estate. Failure to do so may result in forfeiture of the damage deposit.

ESTATE ETHOS

Lower Mill Estate is a private community of architect designed homes set within a private 550 acre nature reserve, with two Sites of Special Scientific Interest and a £6m ArtSpa.

The majority of the houses within the nature reserve are used by their owners as weekend/holiday homes. Many of the owners are families with young children or couples who enjoy the peace, nature and tranquillity of Lower Mill and all the varied outdoor activities available, from walking, sailing, fishing, cycling, tennis and swimming to owner-organised community festivals on the August Bank holiday and New Year holidays.

Goose Nest House is best suited to family gatherings and guests who want to relax in a beautiful home and enjoy the amazing natural outdoor environment and ArtSpa. It is not suited to noisy parties as noise travels easily across the water and disturbs others. Hen and stag parties are prohibited. All guests are asked to sign in advance a Code of Conduct governing behaviour at Lower Mill. This sets out the main Estate Rules and forms part of the rental contract. The Code of Conduct is designed to make all guests aware of the ethos of Lower Mill before they arrive, to and to promote consideration for others. This ensures that the expectations of both guests and owners are respected and that the enjoyment of Lower Mill is enhanced for all.
